The first phase of the Kenilworth Courts mixed-use development includes 14 buildings, offering 166 units, ground-floor retail space, and surface parking. The development features a senior housing building, a multi-family building, stacked flats, and townhouse rentals. The multi-family building includes 65 affordable rental apartments, with one-, two-, and three-bedroom units, in a four-story wood-frame structure. The senior building contains 42 affordable rental apartments, with one- and two-bedroom units. Seven townhouse buildings offer 44 units, ranging from two to five bedrooms. Five buildings house 15 stack flats with two- and three-bedroom rental apartments. Amenities include administration offices, an entrance lobby, a meeting room, a fitness center, a maintenance office, utility spaces, electrical and water rooms, storage areas, and a trash room. Additionally, the development features 3,000 square feet of ground-floor retail space and surface parking. The project is designed to meet LEED and Energy Star standards and incorporates solar power.

Princeton Shopping Center

A multi-family building is currently under construction in Princeton, New Jersey. The project features 200 rental apartments within a four-story wood-frame structure, which wraps around a 302-space precast parking garage. Of the 200 units, 160 are market-rate, and 40 are designated as affordable. The apartments include studio, one-, two-, and three-bedroom layouts, with many of the fourth-floor units offering a loft level. On-site amenities include administration offices, an entrance lobby, a meeting room, a fitness center, a pet washroom, a maintenance office, utility spaces, electrical and water rooms, storage areas, and a trash room. The development also includes a swimming pool in the courtyard. The project is designed to meet LEED and Energy Star standards.

Park Heights Development

The multi-family building includes 100 affordable rental apartments, featuring one- and two-bedroom units, within a four-story wood-frame structure. Amenities include administration offices, an entrance lobby, a meeting room, a fitness center, a maintenance office, utility spaces, electrical and water rooms, storage areas, and a trash room. Additionally, the development offers 3,000 square feet of ground-floor retail space and surface parking. Bhargava International, Inc. designed the mechanical, electrical, and plumbing systems in collaboration with Torti Gallas and the developers, NHP Foundation. The project is designed to meet LEED and Energy Star standards.

Towson Row Student Housing

The project named Altus features 217 units and 703 beds within an 8-story building, positioned above three levels of parking. The development spans approximately 477,000 square feet of Gross Floor Area and is designed primarily for graduate and upper-division students. Each residential unit is apartment-style and fully furnished, offering single and double-occupancy bedrooms, one bathroom per bedroom, a living room, a full kitchen, in-unit washer/dryer, high-speed internet, and a flat-screen TV. The building’s entrance, lobby, and leasing office are located on the first floor, along a newly developed street. The project boasts a comprehensive amenities package, including a clubroom, fitness center, computer lounge, study rooms, game room, and two courtyard decks. These decks feature a swimming pool, grilling area, fire pits, and a dog park. Additionally, the development includes 12,000 square feet of ground-floor retail space and 475 structured parking spaces.

The Villas at Langley Park

The Villas at Langley Park, located in Hyattsville, Maryland, was renovated by developer Jair Lynch of Washington, DC. The project consists of 540 rental apartments spread across 11 clusters, featuring 48 garden-style buildings with three to four stories. The apartments include studio, one-, two-, and three-bedroom units. The renovation involved a four-story wood-frame structure, with Bhargava International, Inc. (BI) serving as the prime consultant. BI documented the existing building using Revit software and designed new electrical and mechanical systems, replacing the old two-pipe fan coil system with high-efficiency LG split systems in each unit. The electrical service was upgraded, and five new Pepco transformers replaced several existing pole-mounted transformers. Existing load centers were modified to accommodate the new HVAC split systems. BI also managed the permit filing process and coordinated with Prince George’s County to obtain the necessary construction permit. The Donaldson Group was the general contractor and confirmed that no change orders were related to the MEP system design. All work was carried out with tenants in place.
